Purpose of the Job
To carry out planned preventative maintenance and reactive works to the building fabric and associated services, elements and assets in accordance with agreed service levels and to respond to site emergencies.
Undertake small installation, upgrade, project works and repairs to the building fabric, associated systems and services.
Ensure the provision of a safe and healthy working environment, compliance with all company policies and procedures along with those of the client including the aim to meet zero downtime criteria.
Primary activities
Carrying out fabric tasks and ensuring building upkeep, working with the M&E engineers, cleaners and security guards, generally carrying out standard PPM & minor day to day fabric maintenance, repairs and installation work including but not exhaustive the following;
Monitor and report on progress and chase CBRE staff and sub-contractors, as required, to ensure KPI measures are achieved
Administration of e-Permits and access.
Review Method Statements & Risk Assessments of fabric contractors.
Ensure monitoring of subcontractors and that all works comply to the prevailing Method Statements & Risk Assessments.
Ensure that the relevant CBRE personnel are informed that sub-contractors are on site and ready to carry out required tasks.
Ensure that e-permits are in place for all out of hours works are in place and that the relevant CBRE personnel are aware of the works to be undertaken.
Maintaining windows, doors and ironmongery, Easing & adjusting, replacing cylinders, locks & handles, obtaining replacement keys etc. General First Aid maintenance in advance of specialist attendance.
Raised floor – replacement of floor pans, cutting of same for floor boxes, grommets and to suit service drops, minor repair and levelling of pans and stools.
Guttering – cleaning out of gutters and outlets, visual inspections of same with removal of any obstructions around outlets, tightening of fastenings etc, minor & 1st aid repair to roofs and external wall surfaces.
Roof/external fabric – minor water tightness repairs, tightening/ adjustments to fixings. Cleaning of roof sheet surfaces and inspection of rooflights, cappings and nosings.
Internal fabric – visual inspection with minor adjustments repairs to fixings/flashings/surfaces. Including metal and stud partitioning.
Channel drains – cleaning/flushing out of drains, PPM visual inspection.
Drains – Checking and clearing of manholes, covers and frames.
Handrails, metal grated flooring, fixtures and fittings, visual inspections and repairs as required.
Decorations & local making good to surfaces to rooms and decoration to rooms, including application of floor paint to concrete floors.
Organising the supply & Installation of notice boards/signage/white boards and similar.
Small joinery works – i.e. install of lockers, kitchen cupboards, architraves/skirtings, repair and maintenance of same and toilet cubicles, duct systems & similar.
Desk and workstation removal/assembly. PPM Visual checking condition including chairs and benches.
Various ‘1st’ aid attendance on all fabric items including for example repairs to stair no sings, fixing of gantry gratings, ceiling tile and carpet replacement, railing/handrails fixings.
Attendance on M&E engineers including forming of holes and sealing penetrations in floor, walls/ceilings.
Minor small project related works/ one off moves and change works. Minor plumbing modifications/repair within the admin block, plant and data hall areas.
Fitting of fire extinguishers & signs.
General housekeeping and tidying of stores/warehouse areas and offices.
General checks/visual inspection of the facility internally & externally for leaks/defects etc.
Keeping of records, small reports and general admin to ensure the ability to demonstrate maintenance activities and job sign off.
Supervision and support to specialist sub-contractors, consultants, representatives and service providers, including issuing of permits and overseeing of works.
Interface and co-ordination with fabric specialists at site level. Fall back on all elements should be via specialist provider.
Organising and upkeep of stores including COSHH cupboards, scheduling and identification of materials and equipment for maintenance and project works.
Training and continual professional development to ensure up to date with CBRE and general process, procedures and legislation.
Ensure an awareness of and compliance to the contractual KPI’s/SLA’s is undertaken.
Housekeeping duties in all plant areas (Campus wide)
Escorting duties (sub-con) as required.
Sub-contractor control and monitoring.
Engineering support as and when required.
Identifying and auctioning hazards in the workplace.

Person specification
Experience, sound knowledge and capability to carry out carpentry, decorating, plumbing and all general DIY tasks.
Knowledge of raised floor and metal partition systems.
Familiar with industrial type building elements and materials.
Formal health & safety, power tool use training.
Working at height and access equipment training
Aptitudes
Good verbal communication skills.
Organised and with good written English skills.
Conversant with basic PC use, email, word and excel programmes.
Willing to learn and develop skills and technical knowledge.
Capable of working and reporting to several persons including shift, engineering and contract manager.
Character
Committed to the delivery of excellent customer service.
Calm manner and able to work under pressure and in emergency situations.
Able to ascend and descend cat ladders steep stairs, working on gantries including on roofs and at high levels.
Capable of working in plant rooms in tight and confined spaces adjacent to high voltage and mechanical plant and equipment.
Be a self starter and promote a “can do” customer attitude at all times.
Able to carry tools and component’s up to 25kg, around site and to work areas.
